When is a Residential Permit Required?
Residential Projects Requiring Permits
Building permits are required for these projects. This is not a complete list of all type of projects.
Note: All structures exceeding one story in height or 350 square feet in area shall be designed by a state licensed engineer. Wind Speed is equal to 150 miles per hour (Ultimate Design Wind Speed, V ULT).
Exterior Projects
- Decks over 30 inches above grade with or without cover
- Porch/patio covers, awnings, carports larger than 200 square feet or attached to current structure
- Storage sheds exceeding 200 square feet
- Fence installation or replacement, 50% or greater
- Lawn sprinklers systems
- Pools 24 inches or more in depth (above/In ground), hot tubs & spas
- Driveways & driveway extensions
- Any room additions
- Attached or detached garages
- Accessory buildings larger than 200 square feet
- Heating & A/C installations or replacements
- Patio enclosures
- Solar panel installation or replacement
- Gas line installation or replacement
- Electrical work (other than exchange of fixtures)
- Plumbing work (other than exchange of fixtures)
- Installation or replacement of windows and/or doors
- Installation or replacement of siding
- Roof deck installation, replacement, or repair
- Installation, replacement, or repair of any structural component
- Concrete sidewalks (on private property)
- Concrete porches/patios (without roofs)
- Demolition
Interior Projects
- Heating and A/C installation or replacement
- Water heater installation or replacement
- Boiler installation or replacement
- Gas log, gas lines, log lighters
- Fireplaces (wood, pellet, or gas)
- Remodeling
- Garage conversions
- Electrical work (other than exchange of fixtures)
- Plumbing work (other than exchange of fixtures)
- Mechanical work
- Structural modifications
- Replacement or repair of any structural component
- Installation or replacement of windows and/or doors
- Any increase/decrease in window or door sizes
- Sheetrock
- Demolition

Permits are not required for these projects

- Wood decks less than 30 inches above grade without cover (Must be anchored properly to resist uplift)
- Painting
- Minor fence repair less than 50%
- Roof shingle replacement only
- Fence repair less than 50%
